September Kootenai County Housing Market Update

September 2019 Kootenai County Housing Market Update

Our local September 2019 Kootenai County Housing Market: Year to date homes breaks even at 2615 homes with the Average Median Home price up 9% ($305,000) from September 2018. The average median home continues to be slightly inflated but drops 1% from last month. 

Inventory remains low and continues to drop. The Active Residential Listings breaks even 4082 homes from September 2018. The lack of inventory continues to increases the value of the properties for sale.

If you are thinking about buying, do not wait.  Prices will not trend down much due to the lack of inventory. In fact, homes are selling fast. Days on the Market are down 3%, holding at 92 days on the market.  Expect luxury real estate to continue to stay on the market longer.

For those looking to upgrade to a bigger home or even their dream home woul d benefit to do so this year.

For those looking to downsize, do not wait! This is your market!

Inventory remains low and continues to drop. The Active Residential Listings is down 1% (3726), from July 2018. The lack of inventory increases the value of the property. 

If you are thinking about buying, do not wait. Prices will not trend down much due to the lack of inventory. In fact, homes are selling fast. Days on the Market are down 4%, holding at 91 days on the market. 

Expect luxury real estate to continue to stay on the market longer.

The average median home continues to be slightly inflated and continues to fluctuate between 10 & 11%. 

Inventory remains low and continues to drop. 😱 The Active Residential Listings flat lines at 0% (3304), from July 2018. The lack of inventory increases the value of the property.

April 2019 Kootenai County Housing Market Update

In our local Kootenai County Housing Market: Year to date homes sold is down 1% (884 homes) with the average Median Home price up 10% ($294,138). The active residential listings are down 1% (1934), while Days on the Market is down 6% (103 days on the market). 

 

The Real Estate Market is HOT! There continues to be a positive shift in our housing market for both buyers and sellers. The average median home continues to be slightly inflated while inventory remains low.

Homes on the Market are selling faster! We don’t expect to see the average median homes prices drop much lower because of the lack of inventory and huge buying demand. Expect luxury real estate to continue to stay on the market longer.
